Renters Paying More Than Homebuyers

CoreLogic is a great real estate research company who has spent time and money tracking popular indicators of the real estate market nationwide. They have been able to gather data from multiple sources and use their systems and algorithms to accurately predict what the trends are in today’s real estate markets.

The latest information coming from CoreLogic is saying that renters are carrying a higher monetary burden of the cost of renting than homebuyers and homeowners are carrying for paying their mortgage.

Although home prices have been rising, they are leveling off with the increases in mortgage rates and the tightening of buyer qualifications.

CoreLogic’s national rent index in December 2018 was 36 percent higher than December 2005. Conversely, a typical mortgage payment was down 4 percent over the same period.

If we look at numbers from December 2017 to December 2018, we notice that monthly mortgage payment rose by 12.1 percent. Homebuyers were hit with rising home prices and rising mortgage rates. But that is only one year.

If we zero in on the last decade we find that only 27 percent of homeowners were “cost burdened” whereas 46 percent of renters were “cost burdened.” Cost-burdened means they are putting 30 percent or more of their income towards mortgage cost or renting.

The argument of whether to buy or to rent has been around as long as there have been homes being built. Mortgage companies are offering many special programs either nationally or locally to assist buyers with down payments rendering that part of the argument almost mute. With the boosting of the U.S. Economy that has happened in the last three years, local employment has risen to a point where companies are having trouble finding workers. Ambitious persons looking to buffer their savings accounts might think about getting another job since the job market is more proliferate today than three years ago.

On another interesting note, CoreLogic is reporting that consuming credit delinquencies are up while mortgage delinquencies are down. They attribute this to higher student loan debt in the last two years and consumer defaulting on auto loans. They noted that there were many subprime financed loans given to people with credit scores below 620, around 20 percent of them. And 1/3 of them were below 660 whereas mortgage borrowers had higher credit scores.

After the real estate market crash, the government forced mortgage lenders to institute new rules to prevent them from lender to less than optimal borrowers. Looks like the auto industry can take a cue from real estate.

Hells Angels National Meeting and Top Golf Opens

This summer from July 29 to August 2, Hells Angels Motorcycle Club is coming to Clemson for their national gathering. It will be a time for them to ride in, have their annual meeting and get together. The local Hells Angels Club wanted to show off the Upstate area of South Carolina and were the ones who approached the tourism office back in 2016.

An estimated 600 to 700 members is the count that could show up. Local businesses are excited about the influx of revenue with such a large group. Clemson is slowing during the summer months with most students going home for summer vacation. It is estimated that the economic impact will be $1.2 million.

Kade Herrick, tourism director for the Clemson Area Chamber of Commerce, reached out to past host officials to find out how similar events went. Herrick was pleased to find out that although the justice department classifies Hells Angels as an “outlaw motorcycle gang” the Camden County Sherriff’s Office in Missouri said that outside of traffic issues from that many motorcycles, they did not have any problems with the group. The Sherriff did state that they reach out to the president of the chapter and go over law enforcement guidelines.

The group is not coming to “raise hell,” they are bringing their families with them and having a large family reunion of sorts. They will meet other brothers and families, socialize and enjoy riding through the beautiful countryside that is South Carolina.

Herrick has also stated that the Visit Clemson tourism department is working to promote the Upstate as a “great motorcycle destination” due to the mountains within a short ride and their winding roads. Motorcyclists love winding roads and beautiful scenery.

Three years of ramp-up has led to the anticipated opening of the Texas-based TopGolf facility. There will be a 55,000 square foot main building and a 215-foot driving range. In addition to working on your Golf swing, there will be food and beverages including wine and beer. There will be three stories with restaurants and bars on every floor, open patios and gaming areas.

They will have instructors available for those who want to improve their golf game. TopGolf’s goal is to broaden the interest in the game of golf. With the recent comeback of Tiger Woods at the Master’s recently, there may be an upsurge of interest in golf. What a perfect time to get going.

In additional, TopGolf is hiring so they will be adding jobs to the area. Also, the site’s developer has mentioned hotels, restaurants and a dinner theater may be coming to the site. Keep an eye on their Facebook page for the opening date.

Renters Beware - Greenville SC Rental Rates Out of Control

Greenville SC apartment rental rates have tripled the national average in a year!
Apartment List has put out their rental report for April 2019 and it shows that nationally rents remained flat for the second straight month. Nationally, the year-over-year growth was around 1.3 percent which lagged behind the previous two years.

Greenville SC has seen a boost in apartment construction, especially in the downtown area. One would think that with more units on the market, the rents would level off or become cheaper. But this is not the case.

Although the median price for a 2-bedroom is $870, this is below the $1,170 national average. If you rented in San Fran it would be $3,110 a month.

Apartment List’s April report reflects that rents in Greenville SC rose 4.2 percent from April 2018. Spartanburg came in second at 3.8 percent and Columbia was closer to the national average at 1.9 percent. Similarly, rents in Charleston for a 2-bedroom dropped two-tenths of a percent to $1,090.

So, what could be driving this rental rate increase you ask? There has been an increase in business developments in the Greenville area over the last several years and with this increase comes an influx of extra people who are looking for or relocating to a new job and need housing. Most look for temporary housing such as renting to start. Also, homes for sale nationally as well as in Greenville SC has been an issue. Builders are starting to recover but are being cautious because many took a big hit during the 2007 crash.

Once again AKA (Alpha Kappa Alpha) has chosen Greenville SC as the city to host their annual South Atlantic Regional! We will welcome 4,000 plus women as they paint the town PINK and GREEN on April 10-14. They will gather to network, learn and tend to sorority business as well as shop, dine and tour.

USAT Duathlon National Championship – the USA Triathlon returns for a second year to Lakeside Park. There will be three races offered.

And since we are talking about events that you will be coming to Greenville SC to see, here are some ways you can get active with these nine alternative places to run that are not our Swamp Rabbit Trail.
  1. Lake Conestee Nature Park. A private nonprofit managed park located between Greenville and Mauldin. Perfect for trail runners and surface runners alike. Six miles of natural surface trails and six miles of paved trails.
  2. Paris Mountain State Park. Great place to get into trail running. Just outside of town, there are 15 miles of hiking and biking trails. Run on Saturdays to avoid the bikes.
  3. Greer City Park. More popular with roadrunners and those who don’t mind loops. Various loops wind around Fountain Plaza and Gardens, behind City Hall and by a pond and gazebo.
  4. Cedar Falls. Offers two miles of trails past a historic site and scenic waterfall. Dogs welcome.
  5. Furman University. Several miles of trails on the campus grounds surrounded by beautiful views. There is a 1.5-mile loop around the 40-acre lake or a more challenging 5K course which winds through the campus.
  6. Downtown Greenville. If you like dodging obstacles, then this may be the run for you. You can easily make a mile on the main street and add distance by taking side streets.
  7. Cleveland Park. Features paved trails that wind through wooded areas next to the Reedy River and along flat grassy lands. You can extend your run by using the connector trail to Falls Park in downtown Greenville.
  8. Oak Grove Lake. An 18-acre fishing lake with a .8 mile loop around the water. A neighborhood borders this lake on one side and you can easily extend your run by taking to the neighborhood streets. Watch your step, this is a trail, although relatively flat but does have a wooded area where the creek bed is exposed.
  9. Legacy Park at Verdae. Located in the rapidly growing Verdae area this trail may one day grow with the community. Right now it is a short running path that loops a small fountain pond but here you can also expand your run by taking to the neighborhood streets.

Will Food Delivery Services Put Restaurants Out of Business?
There has been a wave of Internet-based businesses that are trying to get you to subscribe so they can deliver food to your door.

Walmart already saw this coming when they started advertising their shop online and stop by for pickup service. But other places like, blue,,, and many others are now flooding your social media with subscribe and get it delivered to your door.

They talk about worry-free dinners where you just pick out the meals and they send the instructions and food right to you. Kind of reminds me of the food fabricators from the original Star Trek series. Make a choice, push a button and out comes protein formed food looking like the original.

Now, some restaurants are fighting back. They are joining the likes of Uber Eats and GrubHub and sending you their food to your door without the expense of hiring drivers. Makes one think if the pizza delivery places will eventually go this route. The benefit of Uber Eats and GrubHub is that you get a wider variety of food that can be delivered than just pizza. Next, we will see Amazon’s drones dropping off food!

I did a quick search and GrubHub is a choice for delivery in Greenville SC. You can get things like tacos, sushi, burgers, cafeteria food, deli food, Asian, subs, KFC®, Red Lobster®, pizza, and various other restaurants around Greenville SC. Just go to their site and put in your address and you can see what is available for delivery around you.

The company itself is very tech-driven providing a laid-back style of working that the younger workforce is getting more accustomed to working in. Work for a bit, go play a game, return to work, have lunch, return to work, play another game and then leave for the day.

But, will food delivery services put restaurants out of business? I guess that is up to you, the consumer. If you are content with staying home and ordering in all the time, then the answer may be a resounding yes. I believe baby boomers are more apt to hit a restaurant for a night out whereas gen-Xers and millennials are more likely to drink and snack on their night on the town. Only time will tell!

I also came across an article that says Greenville County is the 5th healthiest county in South Carolina. They dropped from 4th but it may be due to a data source change and not the fact that they are not healthy. Pickens County improved from 10th place to 9th place. Anderson County stayed the same at 15th.

So, it seems if the data sources keep changing it is almost impossible to compare year over year. Other improving items of interest are Greenville County’s HS graduation rate increased from 84 to 87 percent, violent crime dropped from 590 to 533 and DUI’s and DWI’s lowered from 37 to 35 percent.

In Anderson County, HS graduation rates went from 84 to 88 percent, violent crime increased from 585 to 600 and DUI’s and DWI’s rose from 31 to 34 percent.
