In my last blog we talked about some of the pros to relocating to Greenville SC. I looked Greenville up on City-Data.com and picked out some more tidbits that might be of interest to you.
  • Demographics: there are more females (51.5%) than males (48.5) in Greenville. So if you are a single guy looking for a match, relocate here for a better chance.
  • The median resident age is 35.9 years which suggests most of the population is past college and would be more stable.
  • Median household annual income is $41,863. Per capita annual income is $30,374. With the growth that is happening in Greenville now I would expect this income to continue to rise. I was $112,500 in 2000.
  • Greenville County which includes the City of Greenville population increased 1.8% from 2010-2015 ahead of the other regions of South Carolina.
  • Greenville is located in the northwestern corner of South Carolina and it is easily accessible from major interstates. It is also within an hour trip of the Blue Ridge Mountains.
  • Quality of Life: average temp 60 degrees, average rainfall 6 inches, average snowfall 5 inches.
  • School System: Greenville’s public school system is the largest with 11 magnet academies. There are over 10 colleges and universities near Greenville.

I also found a kickboxing gym and a barre studio. In case you were wondering, Pure Barre incorporates the use of a ballet barre for small isometric movements.

But, of course, when your area includes lakes, rivers, waterfalls and the nearby Blue Ridge Mountains don’t feel like you must work out in a gym. Greenville has a 4-season friendly climate with lots of natural attractions. So, bring your running shoes, hiking boots, kayaks, canoes, bicycles, golf clubs, fishing rod and a picnic basket because you are going to want to stay all day.

Paint your Brick? Ah...no..unless

A lot of times we will look at something on our house that looks dull or abused and say “I’ll just put a coat of paint on it.” Well, that goes for about everything but brick, unless…
  • Although you have good intentions, painting brick will probably destroy it. Brick is designed to “breathe.” If you put a coat of paint on it, the paint acts like a membrane or water barrier and traps the moisture. Once the moisture is trapped bad things can happen.
  • Trapping the moisture can cause damage to your structure. Trapped moisture does not go through freeze-thaw cycles well at all. It can cause the brick face to erode. Once your face erodes and then your mortar, time to pay for a facelift and it puts your structural integrity at risk.
  • The curb appeal you were trying to create can disappear really fast. Once the paint starts peeling and flaking, your house starts to look nasty and neglected. Really bad.
  • Make sure you aren’t destroying history. If you live in an older home, check to see what year the brick was made. Painting over old brick can destroy its historic value. If you are looking to get your home on the historic register they have rules about authenticity.
  • It’s not easy to undo a brick paint job. It can’t be power washed or sand blasted it has to be stripped with chemicals. Do you really want to pollute your environment?
  • There are some options that make it ok to paint brick. If it has already been painted before then it is easier to paint again rather than strip it. Make sure to use a paint made for brick like KEIM Mineral paints. If your brick is severely damaged or if the brick was meant to be painted. But beware, it’s not typical latex paint. And lastly, if the brick in inside your home where you don’t have moisture issues.

Mortgage Rates Ticking Back Up



Freddie Mac is reporting that after several weeks of a downward decline in interest rates they are back on the rise.

The graph above shows how the trend had been dipping over the last five weeks. Here are some facts from Freddie Mac.

     30-year fixed - week ending April 27, 2017 average 4.03% with 0.5 average points which is up from just last week at 3.97%. A year ago the rate was 3.66%.
     15-year fixed - week ending April 27th this rate was also up a bit at 3.27% with 0.4 average points. Last week it was 3.23%. A year ago the rate was 2.89%.
     5-year ARM - these have taken the hit also coming in at 3.12% with 0.4 average points. Up from 3.10% last week and 2.86% a year ago.

Mortgage Rates Ticking Back Up
Freddie Mac’s Chief Economist, Sean Beckitti states that the 30-year mortgage rate is keeping pace with the Treasury yields. When the treasury yield rose 10 basis points the mortgage rate rose 6 basis points. In spite of this, March 2017 existing and new home sales exceeded expectations. The Case-Shiller Home Price Index also posted some solid gains.

I also came across an article talking about home sellers pocketing more money during the first quarter of this year. If you are interested in getting your home priced, I am your Realtor! Due to the squeeze in inventory and there being fewer options on the market, the high demand is causing significant rises in home values. People like to call it a “Seller’s Market.” I would like to say it’s a smart market for home sellers. Buyers are dropping some of their contingencies and upping their down payments just to compete. So if you are looking to make a move, up or down or to another state, now is the time.
