Costs in Hiding when you Buy a Home
Looking at buying a home? Here are some costs that are involved in the home buying process that you might not be prepared for but they are “necessary evils”.
  • Home Inspection. Don’t forgo this option available to buyers. The inspection looks at all the major items in the home and produces a comprehensive report which helps you determine whether the home is in good condition or not. The inspection usually costs between $300 to $500.
  • Home Appraisal. Most lenders will require a home appraisal be done if there is not a recent one on record. This report or comparative market analysis gives the lender a concrete opinion of the value of the home. Lenders want to make sure that they can recover the cost of their loan if anything happens to you. Doing an appraisal takes about 2 hours and costs between $325 to $425.
  • Application Fees. All buyers should be pre-approved before they shop for a home. Par of that process is submitting an application and running a credit check. You will be charged for both of these items. The cost is usually between $75 to $300. Always ask for a price breakdown before paying.
  • Title Services. When you buy a home, a new title has to be provided at closing. The title company will run a title search to make sure the previous title is clear of all liens and that it is the property you are buying. They also charge you for all their processing fees. This will cost you between $150 and $400 and should be itemized on your pre-closing copy of the HUD.
  • Lender Origination Fees. Every lender charges you for originating the mortgage loan. This fee includes processing your app, underwriting and funding the loan. You will pay a percentage of the total loan amount you request. Anywhere from 0.5% to 1.5%.
  • Survey. Also required by the title company, this is a report to confirm the boundaries of the property and any improvements such as fencing or shed placement.
  • Private Mortgage Insurance. When your down payment is less than 20%, your lender will require you purchase PMI policy that protects the lender if you default. PMI rates will vary from 0.3% to 1.5% of your original loan amount. You can remove the PMI once you have paid enough of the principal of the loan to gain some equity. Always ask your lender for details about PMI requirements.
  • Tax Service Fee. You will be required to pay the title company to make sure that all the tax payments have been made. You won’t be able to purchase a home with outstanding taxes until the tax lien has been satisfied. If you are buying a foreclosure, you may have to pay back taxes as well as additional fees at closing.
Always ask the lender and title company for a breakdown of their fees. Some of the rates are negotiable or can be bought down with extra cash. Don’t assume you are going to get the whole story upfront. Inquire and dig a little to get your best deal.

He Shed, She Shed… Who will win?

he shed, she shed... who will win?
A recent trend has been sweeping the U.S. in tiny houses. Millennials are opting to buy or have built tiny houses in lieu of being tied to a huge mortgage for the rest of their lives. Another trend that has taken off is the He Shed and/or She Shed.

I did a quick search on he shed, she sheds and came across an unbelievable number of images, ideas and designs. It seems that the backyard shed is no longer just a small building that holds your lawn accessories.

There are pub sheds, bar sheds, studio sheds, and cottages. You can shop for sheds on google and there is even a He Shed She Shed internet show with full episodes about sheds on the FYI network.

So before you go all “gung ho” and get in over your head, let’s take a look at what is involved.
  • There are “shed kits” available. But these “kits” don’t include permits, foundation and flooring, shingles, drywall, electricity, insulation, plumbing or professional installation if you don’t do it yourself.
  • Poured foundations cost about $75 in materials, $100 per hour is you hire it done.
  • It will cost you about $150 to have electric run from your home to the shed at 50 feet. Hiring an electrician is about $50 to $100 an hour.
  • Adding plumbing for bathrooms or sinks add about $1,000 to $1,500 just for supply and drain lines.
With that said, you can save some money by doing some things yourself if you are qualified. You may want to hire out the parts that you are not sure you can handle.

Ultimately, is your area climate conducive to having a fancy shed? If it would cost too much to heat it you may want to rethink and just add a sunroom on the back of your home. You may also want to think about resale value. Although they may be a nifty idea, these specialty sheds don’t add any value since they don’t add to the heated and cooled square footage of your home. Define what purpose your specialty shed would serve first. If it’s just an additional to bring you joy, then by all means go for it.

So, I came across these simple and frugal ways to make your backyard space wonderful and private this summer. Check them out!
  • Outdoor curtains that don’t move. Gazebos are great but those curtains blow with any wind and heaven forbid you get a thunderstorm. So here is a solution, pick up some marine cloth and some thin conduit pipe. Make a large hem in the bottom, big enough for the pipe and use the large hem at the top. Slip a pipe through each hem and secure on your I-beam structure and Boom! Curtains that stay straight and stay put.
  • Be a shut in. Here is another use for shutters. Pick up some tall ones from your local home store or restoration/reclamation store and paint one side with a bold color. Paint the other side to match your foliage. The mount to sunk 4x4s and rails. They are easy to mount and they let in air through the louvers but are reasonably private.
  • PVC it! Don’t let the cost of treated lumber get you down, check out rebar and PVC piping. Build a pergola with PVC pipe as the rebar as the bones and PVC pipe as the skin. Since PVC takes paint pick one to match your scheme and cover up those pink stamps. Then line with a set up outdoor white Christmas lights for old fashioned lights (trending). And there you have a classic party place.
  • Solar Hose Guards? Yep! We all love those simple solar lights that line our patios and walkways but most hoses will take them out. And before you put them in, hammer in a piece of sturdy rebar and slip the light over top. The light is study enough to stand still while you pull the hose around the yard.
