You know the old saying “What goes around, comes around?” Well the same can be said about design trends in the home especially in kitchen design. Here are three trends from the past that are trending now with just a bit of updating from their original concepts.
  1. An Enclosed Kitchen. For those homes that have the space, creating a closed kitchen is a way of keeping the kitchen mess away from your entertainment spaces. Today’s architects are placing kitchen near family rooms and not formal dining rooms. The use of pocket doors can close off the kitchen space completely. Closing off the noise of appliances being used in the kitchen is beneficial also. The eat-in kitchen is making a comeback.

  2. Muted brass fixtures. Making a comeback in the kitchen is the use of brass fixtures. Today’s muted brass tones are a great contrast to modern stone surfaces and the popular use of stainless steel appliances. Some are calling it a mixed-metal movement.
  3. Wallpaper. Yes, you read it right. Wallpaper used as accents on a wall or in cabinets or as a back splash is trending. Why you ask? Because of the trend to highly personalize our homes, wallpaper which can be found in a multitude of colors, patterns and styles satisfies that need.
A few other retro trends that seem to be making a comeback for 2016 are Granny Florals, those big blowsy blossoms that your Grandma had all over her furniture, drapes and everywhere. Formal dining rooms are another comeback. Homeowners are opting to keep the room as it was intended instead of converting it to a office or media room. Speaking of media rooms, people are opting for tech-less living rooms and fireplaces are becoming focal points once again. Glittery and golden brass and metal wall hangings are making a comeback also as well as some more colorful abstract pieces. These give your walls a 3-D appeal and create interest.

Should you escrow?

Whether or not to set up an escrow account is a question that many home buyers face when they are purchasing a home. In some cases, you can opt out of an escrow account if the loan-to-value ratio is below 80%. But should you?

Escrow accounts are managed the banks where you get your mortgage loans. Since the escrow accounts pay homeowner’s insurance and taxes the amount you will need to pay into the escrow account can change from year to year. If taxes go up or down or is your homeowner’s policy rate changes the part you pay into escrow will change accordingly. In some cases, if your escrow payment is projected to go up the bank will give you the option to pay the extra up front to keep your monthly payment the same as the previous year.

You may be able to avoid an escrow account if your lender will allow it but ask yourself, “Am I a saver?” If the answer is yes, then you will have no problem producing the large lump sum payments twice a year to pay taxes and insurance. If the answer is no, then you might want to keep the escrow account option. Don’t be surprised if your lender increases your interest on your mortgage if you choose not to escrow.

Once you have an escrow account set up, responsibility for paying your taxes and your homeowner’s insurance policy transfers to the mortgage company. This takes another burden off your shoulders to make your life a bit less stressful.

Now you could always take that extra money and invest in stocks or bonds or another investment that will give you back the amount you need to pay your taxes and insurance but is the stock market all that stable?

Taking the escrow account gives your lender that added peace of mind that the money will be available when the taxes and insurance have to be paid. It can also give you peace of mind that you already have the money set aside and aren’t scrambling to find it or adding to your credit card debt.

With all the mortgage loan offers in the mail, it can be confusing to a homeowner whether you should refinance your home or just start making extra principal payments on your mortgage. With some recent reading, I decided to write up this post to give you some guidelines. Decisions are best made with all the information you can get.
  • Refinance versus extra payments. Important point: there are lots of reasons to refinance but the most important is to get a reduction in your interest rate. A homeowner should refinance to reduce the rate if the savings gained from the refinance will be enough to cover the refinance costs. Three important factors are how much of a rate reduction can you get, the cost of the fees you need to pay for the refinance and if you can shorten the life of your loan. Making extra principal payments is best regarded as an investment decision. The extra money would be invested in stocks or bonds but is used to reduce mortgage debt and earns the homeowner a return equal to the mortgage rate. Not to mention all the extra interest you will save by paying off the principal early. Decisions on whether to refinance or make extra payments should be assessed separately since they have different factors affecting their outcome.
  • Refinance versus complete payoff. Here is a possible case where you may have some sizeable assets which you could use to pay off your mortgage or an opportunity to refinance at a lower rate. Advice suggests that you should pay off the mortgage loan if the return on your assets funding the payoff is below the rate on the new mortgage after refinancing.
  • Refinance versus making periodic extra payments. This situation is two-fold. If you decide to refinance it may help you decide to forgo the extra payments. However, if you are still going to make the extra payments then shorten the refinance term to what would be reflected by making the extra payments and stop the payments. It is a balancing act that needs extra thought.
