Real Estate Market Recovery


Projections from experts on U.S. home prices is that they will increase by 5.4% in 2013. If you are looking to buy a home but waiting here is look at what may happen in the next 12 months to home prices.

Along with the rise in home prices, three major indicators have projected an increase in mortgage rates. Fannie Mae, the National Association of Realtors and the Mortgage Bankers Association predict the 30-year mortgage rate will go up to at least 4% at the end of 2013.

Looking at the above data, the time to buy a home is right now. When inventory levels are low and the demand for housing goes up, the real estate market does a 180 and becomes what we call a "sellers market." Meaning increased competition among buyers for existing homes for sale. Once this happens, sellers may receive multiple offers on their "for sale" homes and often the highest and best offer wins the contest. This is where writing a personal letter to the seller may give you a step up over the competition.  Another advantage is being pre-qualified and/or pre-approved for a mortgage. Presenting a letter from your bank in your purchase package may sway wavering sellers.

Did you know...


  • With the click of a mouse, you can take a photo or video tour of the Upstate and Greenville? Located on the Greenville Convention & Visitors Bureau website is a large photo and video library filled with the sites of Greenville. Photos cover not only events, but scenery throughout the foothills. Hover over a thumbnail to get details or click their graphic for video.
  • The Earth Market is relocating to NOMA Square in front of the Hyatt. Formerly held on Thursdays on Rutherford Road, it will now be held on the third Wednesday of the month from 3-7 pm through September. Unique to the Earth Market is that products are sold only by their own producers committed to being Organic.
  • An organic cotton outfitter named "Spiritex" will open (July 1) in downtown Greenville at 123 North Main Street.  All items sold at Spiritex are made in-house. Marylou Marsh is a pioneer in the eco-fashion industry working with organic cotton. Featured will be women's clothing, menswear, bedding and sheets and accessories, all made in Greenville.
  • Chris Manley, co-founder of Engenius, is nominated for the state's Young Entrepreneur of the Year award.  Criteria includes being under 30 and having at least a 3 year old growing company. Read more about his story at GreenvilleOnline.com.
  • Existing home sales rose 9.4 percent Nationally to almost 4.3 million in 2012 after four years (2008-2011) of relatively flat activity. Investment home sales also rose in 2011 and 2012 and are holding strong this year. Expected to rise this year are mortgage interest rates with 30-year fixed possibly reaching 4.0% during the fourth quarter.

Greenville Market Update



Thought I would take a bit of time in this post to cover what's happening with the Greenville local real estate market. Nationally, there has been an increase in listing prices for homes in what we would call "Hot Markets." These markets include Portland (6) Oregon, Detroit (9) Michigan, Salt Lake City (4) Utah, Kansas City (3) Missouri,  Nashville (8), Tennessee, Dallas-Fort Worth (7), Austin (1), Houston (5) and San Antonio (10) all in Texas, Fort Meyers-Naples (2) and West Palm Beach in Florida and San Francisco, Los Angeles and San Diego in California. Numbers behind cities denote their Top 10 position.
 
Here in Greenville SC, our average listing price for the week ending May 1 was $267,054. Median sales price for Feb - April 2013 was $132,000 an increase over last year of 0.5%. We have 1,376 homes for sale with 910 foreclosures.

Local Greenville Events for May

Here are just a few of the upcoming local events to look forward to in May.

·         Artisphere in downtown Greenville. A weekend of diverse menu experiences that center around visual and performing arts. Multicultural offerings sure to appeal to visitors from around the world and local residents.

·       Greenville Scottish Games. Held annually on Memorial Day weekend at Furman University Campus. Two-day festival is a tribute to the region's Celtic forebearers. There will be a parade, music, dancing and athletic competition.

greenville scottish games·         The TD Saturday Market. Begins in May and goes through October. Held on main street from 8:30 am to 12:30 pm. The finest fresh locally-grown produce and flowers. Grab a bite with the participating food vendors or learn new cooking and gardening tips from local experts.

TD saturday market in downtown greenville·         Upstate Shakespeare Festival. Also begins in May and goes through August. Located at the TD Amphitheater in Falls Park. FREE productions of Shakespeare's classic plays. Entertainment for the entire family. Bring a picnic, lawn chairs or blankets to enjoy theater under the stars.
